It's important to be clear about using the word 'approval' in any form. Every person has their own unique situation that determines what kind of mortgages (and rates) they qualify for, or not. These are things such as credit scores, income, employment status, and more. Sometimes people don't qualify for a mortgage due to a number of possible reasons based on the guidelines of that program.
